My name is Sidney Spencer and I am selling my ranch in the most beautiful valley in Arizona. One of the last intact short grass prairies and the headwaters of the Santa Cruz River. The ranch includes: 952.1 deeded acres + a 5112 acre USFS grazing allotment – total carrying capacity is 200 head year-round.

One of the strongest sales points of The Lazy J2 Ranch is the San Rafael Valley itself. This valley has been inhabited by ranching families for 500 years. Very few native Arizonans even know of the valley’s existence. It is extraordinarily beautiful and valley residents have a protective sense of stewardship.
That stewardship perspective is evident, as over 80% of the private property in the valley is protected under conservation easements…making any homesite in the valley very valuable.
The Lazy J2 Ranch also has conservation easements that include two large building envelopes of 20 & 17.8 acres respectively. The ranch’s 952.1 deeded acres can be split once, each containing a homesite. Lazy J2 North is 520 ac and J2 South is 432.1
The ranch has been priced in a “value range” of $4.5mm to $8.8mm as there are so many different configurations for a sale. Sold “Intact”, including the San Rafael Valley Grass-Fed beef business, started in 1995, would be “turn key” + full stocked with 200 angus herford steers + the USFS allotment, would be at the high end price range versus the smallest split with no business, cattle or allotment included at the low end. Stocking is “as you find it” and would be priced accordingly, for example I am currently running 120 head but plan to purchase more cattle in the fall.
The ranch is perfect for someone who wants to have the tax incentives of a ranch with an all ready established grass-fed business or as a horse operation.
Ranches in the San Rafael Valley are passed down from generation to generation and rarely for sale.
The Lazy J2 Ranch is close to the border, however I have lived here alone for 17 years and have never had a problem. I am keeping 160 contiguous acres and will continue to live in the valley. There are 5 single women who live in the valley, which speaks to all of our sense of safety.
This valley is unique in as much as the terrain isn’t conducive to the easy transport of people or drugs….it is miles of open country between the border and any paved road. The Border Patrol is doing a very good job. They are present but not intrusive.
I am selling the working part of the ranch because I intend to move into the next stage of my life, to pursue writing, making documentaries and working with my horses, not to leave the valley.
